Cleanouts That End With

Most of our cleanouts are for an estate, a home being prepared for sale, or a property being cleared after a move to care. Here's what that involves.

Full Property Cleanouts

Houses, garages, sheds, outbuildings, and crawlspaces — emptied down to the floor. Furniture, appliances, decades of storage, all of it.

Valuables Set Aside

Remove what you want before we start. Anything that turns up during the work — photos, documents, jewelry, cash, keys — gets set aside and handed over.

Heavy Clutter & Hoarding

Homes where the volume has gotten away from someone. It's a regular part of this work, and the scale won't surprise us.

Cleaning, Sanitizing & Odor

Deep cleaning once it is empty — including pet waste, mold, rodent contamination, and the odors that settle into a house over years.

Proper Disposal

Everything hauled and disposed of correctly. Old chemicals, paint, propane, and medications are separated out rather than thrown in with everything else.

Repairs & Make-Ready

Flooring, drywall, paint, fixtures. We are a licensed General Contractor, so the house can go from emptied to listable without a second company.

This is usually the first question we get. Here's how it works.

  • Before we start, the family removes everything they want to keep
  • Anything that has to stay on site gets marked “DO NOT REMOVE”
  • Photographs, letters, and family papers are set aside as we find them
  • Financial documents, titles, deeds, and anything that looks official are kept together
  • Jewelry, cash, keys, and military items found during the work are secured and handed over

Whoever Is Handling the House

Sometimes it's a family member. Sometimes it's an executor, a trustee, or a realtor who's been asked to get the property ready. We work with whoever has the authority to make the calls, and we keep that one person updated from the walkthrough to the finish.

If you're out of the area, we send photos as the work goes. If a realtor is involved, we can coordinate access and timing with them directly.

What We Don't Do

We don't handle unattended deaths or human biohazard. In California, commercially removing human blood, body fluids, and associated residues from the scene of a serious injury, illness, or death requires registration with the California Department of Public Health as a Trauma Scene Waste Management Practitioner. We're not registered for that work, and we're not going to pretend otherwise.

If part of a property needs that kind of specialist, we'll tell you who to call. Once their work is done, we can take over the rest of the house — the cleanout, the cleaning, and the repairs.

After We've Looked

Every property is different, so we don't quote cleanouts over the phone. The price depends on how much is there, what disposal the contents require, how accessible the house is, and whether cleaning and repairs are part of the job. Pricing assumes the family has already removed what they're keeping, so the crew can work straight through.

Once we've walked it, you get a written number that covers the scope we agreed on. Estates are usually paid by the family or out of the estate itself, and we're used to working with executors, attorneys, and realtors on timing.

Do you take on hoarding situations?

Yes. Homes where the volume has gotten away from someone are a regular part of this work, and the scale won't surprise us. We don't photograph anyone's property for marketing.

What if there’s mold, rodent damage, or odor underneath it all?

That's common, and it's already what we do. North Coast Restoration is a restoration contractor first, so mold remediation, rodent contamination cleanup, contaminated insulation removal, and odor treatment are handled in-house — not another company and another appointment.

Can you get the house ready to list?

Yes, and that's usually the reason to call us instead of a hauling company. We're a licensed General Contractor, CSLB #1042648. Once the property is empty and clean, we handle flooring, drywall, paint, and the other work that stands between an emptied house and one a realtor can photograph. One company, one point of contact, start to finish.

Do we need to be there?

Not while we work. Before we start, someone needs to remove whatever the family wants to keep — a family member, a friend, or the realtor can do it. Once work begins, the house needs to be clear so the crew can work safely.

From there we send photos as the work goes and keep you updated, so you don't have to make another trip.

Do you work outside Fort Bragg?

Yes. We cover Fort Bragg, Cleone, Mendocino, Caspar, Little River, Albion, Comptche, Willits, Ukiah, Laytonville, Philo, Sea Ranch, and the surrounding communities throughout Mendocino County.
